At Orange County House, I am dedicated to presenting not just listed but unlisted homes that are not publicly offered. I am committed to finding a home that meets your needs. My goal is to uncover the best options available in today’s market.
I will negotiate offers to have sellers cover as many out-of-pocket expenses as possible, including the Buyer Agent Compensation (BAC) if it’s not offered upfront. This ensures that your investment is optimized in every way.
With these new rules, compensation, which has always been part of the purchase price, must now be explicitly specified. This change is designed to enhance transparency and clarity throughout the buying process.
It's essential to be aware that agents who don’t adhere to these new guidelines, take shortcuts, or fail to inform their clients may put buyers and sellers in stressful situations. This could result in the loss of a desirable property because the agent didn’t earn their client’s trust and only showed homes with favorable terms to them. Only realtors with integrity will negotiate correct terms and find the best property for their clients/buyers. Buyers with full agent representation who are willing, able, and ready to buy will have an advantage in getting access to the properties, and sellers will be more motivated to show and sell their homes.
